How To Maintain A Water Heater

Every year or two, a full system flush should be performed on your water heater by an experienced plumber, but there are many things you can do throughout the year to extend the time between repairs.

1. Reduce the temperature
On the tank, you should find a temperature knob or thermostat. Lower the temperature to 120 degrees. This will not only extend the time between plumbing service and plumbing repairs, but it will also save you money every month on your water and heat bills! This way, when you do need to call a plumbing contractor or plumbing company, you have some extra cash!

2. Test the temperature and pressure relief valve
Lift up the temperature and pressure valve halfway and let it snap back. What should happen? You want to hear gurgling water. If the valve sticks or you hear nothing, replace it!

3. Perform a small flush.
Grab a bucket and situate it underneath the drain valve. Turn the valve counter-clockwise. After a few gallons have poured out, return the valve to normal. This removes unwanted sediment from the bottom of the tank and will thus increase heating efficiency.
